Sacramento Housing Market Loses Sizzle, but Median Price Still a Scorching $585K

Sacramento’s housing market is loosening its grip without exactly becoming a bargain. A mid-year snapshot shows prices slightly lower than last year, homes taking a bit longer to sell and buyers seeing more breathing room—while affordability remains the giant obstacle in the room.

The Sacramento market posted a median sale price of $584,701, down 0.8% year over year, according to a Mountain Democrat review of Redfin data. Homes sold rose 4.8% to 1,916, but new listings fell 4.4% to 2,391, leaving the market active without a major wave of fresh inventory.

More Breathing Room, Not A Buyer’s Bonanza

There were 7,639 active listings in the snapshot, slightly below the year-ago level but higher than at the start of 2026. Sacramento homes spent a median 33.1 days on the market, while 33.9% sold within two weeks—a sign that desirable properties can still move quickly even as the broader frenzy fades.

Competition also appears to be cooling at the edges. About 28.4% of homes sold above their original list price, down 0.1 percentage points from a year earlier, while Sacramento posted 2.8 months of supply compared with 3.9 months nationally, according to the same housing market report.

Prices Are Flatlining While Affordability Still Bites

The national median sale price was $391,879, up 1.5% year over year, putting Sacramento’s median roughly $193,000 higher. That gap helps explain why even a slight local price decline does not feel like relief for many would-be buyers, particularly first-time buyers trying to assemble a down payment while keeping monthly costs manageable…
