San Jose Private Construction Surges 59% — 2,610 New Homes Permitted So Far This Fiscal Year

San Jose has permitted 2,610 new homes in the first ten months of this fiscal year, with total private construction activity running nearly 60% ahead of last year’s pace — and the report behind those numbers suggests the surge could keep going.

According to the city’s March/April 2026 Bi-Monthly Financial Report (covering the fiscal year to date through April), total private construction valuation reached $2.4 billion — a 59.2% jump over the same period last year. Residential permits alone hit $575.2 million in valuation, up 82.9% year-over-year, covering 2,149 multi-family units and 461 single-family homes.

The report notes that if current trends continue, construction activity will overperform what the Planning, Building and Code Enforcement Department projected in its 2026–2030 Five-Year Forecast, released in February 2025.
