San Joaquin County property owners whose home’s market value dropped below its assessed value as of January 1, 2026 may qualify for a temporary reduction on their tax bill—and there are two ways to pursue it.
Under California law, the informal review form released by San Joaquin County lets homeowners request that reduction directly from the Assessor’s Office. The deadline to submit is September 15.
What counts as evidence
You’ll need to describe your property’s condition as of January 1 and provide comparable sales data. The county requires sales that closed as close to January 1 as possible—no later than March 31, 2026—along with details like square footage, year built, number of bedrooms and bathrooms, and proximity to your property.
Owners of income-producing properties must also attach a current operating statement and rent roll.
