TROY, N.Y. (NEWS10) — The city of Troy is holding an auction on city-owned real property. It’s taking place at 10 a.m. on Wednesday, June 10 inside the City Council Chambers on the fifth floor of Troy City Hall on River Street.
The auction features five vacant lots and five residential homes. The former Ardex property on Pawling Avenue is also up for auction. Minimum bids are set at $10,000 for vacant parcels and $25,000 for residential homes.

The former Ardex property is comprised of six parcels that will be sold together. The city said the sale is subject to a confidential municipal reserve price, and city administration reserves the right to reject the highest bid if that reserve is not met.
The five vacant and five residential properties include:
- Parcel 1: Tax Map No. 101.38-3-13.1 (2263 Old Sixth Ave) – Vacant Land (.09 ac.)
- Parcel 2: Tax Map No. 112.37-4-9 (42 Lincoln Ave) – Vacant Land (.07 ac.)
- Parcel 3: Tax Map No. 112.57-1-2 (28 Cobblestone Lane) – Vacant Land (.40 ac.)
- Parcel 4: Tax Map No. 112.57-1-25 (30 Cobblestone Lane) – Vacant Land (.17 ac.)
- Parcel 5: Tax Map No. 112.70-5-2 (80 Campbell Ave) – Vacant Land (.49 ac.)
- Parcel 6: Tax Map No. 90.79-4-33 (325 Ninth Street) – 1-Family House (.11 ac.)
- Parcel 7: Tax Map No. 101.71-1-11 (44 Thirteenth Street) – 2-Family House (.05 ac.)
- Parcel 8: Tax Map No. 112.23-1-4 (21 Spring Ave) – 2-Family House (.14 ac.)
- Parcel 9: Tax Map No. 112.29-5-7 (436 Fourth Street) – 1-Family House (.07 ac.)
- Parcel 10: Tax Map No. 112.37-5-21 (3 Manor Blvd) – 1-Family House (.18 ac.)
The following terms apply for the auction:
- “As Is, Where Is” Standard: All properties are sold strictly via Quitclaim Deed without warranties regarding title, structural condition, or environmental status. No representations are made regarding suitability for any intended use, and no post-auction adjustments will be entertained.
- Bidder Financial Clearance: To successfully register, bidders must be entirely current on all monies or debts owed to the City of Troy on any currently owned properties. This includes property taxes, water charges, trash/recycling fees, and outstanding code enforcement fines. Former owners or their legal agents are strictly prohibited from bidding.
- Deposit and Closing Terms: A non-refundable 10% deposit is required at the time of the public sale. Following formal approval and acceptance by the Troy City Council, purchasers must pay the remaining balance to the Bureau of Surplus Property within 30 days.
- Closing Day Fees: Prorated city, county, and school taxes based on the current assessed value, alongside standard Rensselaer County Clerk deed filing fees, must be paid at closing. Failure to close results in the forfeiture of the 10% deposit as liquidated damages. The Corporation Counsel reserves the right to extend closing for extenuating circumstances.
- Personal Property and City Liability: Clearing any personal property left behind on the parcels is the sole responsibility of the buyer. The City Council explicitly reserves the right to reject any and all offers. If the City elects not to proceed with a sale, municipal liability is restricted strictly to returning the payments already made to the City. All sales comply with Troy City Ordinance Section 83-5, except where in conflict with New York State law.
