Falcon Commercial Development has started construction on the biggest building yet planned at Northlake 35 Logistics Park, a roughly 1.2 million-square-foot distribution facility that will add another massive warehouse shell to the Dallas-Fort Worth freight corridor.
The project is Building 7 in the park’s third phase near Northlake, where industrial development has been steadily marching outward along I-35W. A report by CoStar identified Falcon as the developer behind the new construction.
Building 7 Will Be Speculative Space
State project records list Building 7 at 1,223,144 square feet, with construction beginning June 22, 2026, and completion scheduled for July 30, 2027. The Texas Department of Licensing and Regulation filing puts the estimated cost at $46.77 million and says the project is privately funded, with no tenant assigned.
That makes Building 7 a speculative industrial project, meaning Falcon is building the facility before announcing an occupant. The state filing describes a large warehouse with associated grading, utilities, paving, lighting, landscaping, mechanical systems and a small speculative office finish-out.
Northlake 35’s Third Phase Is Taking Shape
Falcon’s property listings place Building 7 in Phase III of Northlake 35 Logistics Park and show it as available in the third quarter of 2027.
