Fischer Homes has filed plans for a 687-unit housing development on 78 acres of vacant farmland in unincorporated Boone County, Kentucky, a project that would become the company’s largest expansion yet in the region. The proposed community, called Cloverlin, would sit at the end of Shamrock Avenue near the intersection of Longbranch Road and Ballyshannon Drive. If built as planned, it would rank as Boone County’s second-largest residential community.
The filing was first reported by Local 12 News, which described Fischer Homes as Greater Cincinnati’s largest homebuilder and noted the project represents a significant expansion of the company’s largest residential community in Northern Kentucky. The development site is currently held by a private owner and is known locally as Riegler Farm, according to the station’s report.
Density Concerns Follow a Familiar Pattern
The Cloverlin plan arrives amid objections from residents over density, the same report states. That pushback echoes concerns raised about other large projects proposed nearby in Boone County over the past year. A separate 882-unit development proposed for a 78-acre parcel near Longbranch Road in Union drew criticism over traffic, density and impact on local schools, according to LinkNKY. That proposal called for a mix of 113 townhomes, 110 paired patio units, 259 condominium units and 400 apartments, with the apartment construction contingent on widening Camp Ernst Road from two lanes to as many as five.
Boone County’s Growth Squeeze
Local schools face crowding concerns tied to the broader pace of growth in Boone County, which was adding about 1,500 residents a year according to a county long-range planner cited by WCPO. Boone County Schools had an enrollment of roughly 21,000 students and had been gaining about 300 to 400 new students each year, the station reported.
