240-acre luxury development under construction on former Schlitterbahn site on Gulf Coast

A 240-acre luxury master-planned community is under construction on Corpus Christi’s North Padre Island, and developers hope to attract Houstonians in the market for a seaside vacation home.

Whitecap, named for its proximity to Whitecap Beach on the Gulf Coast, is expected to feature about 600 residences built among 5 miles of canals; a commercial center with shopping, dining and entertainment; a resort-style hotel; a marina and boat storage facility; and a 30-acre nature preserve, according to a news release from project developer Ashlar Development.

The development, estimated to cost more than $800 million, broke ground in 2023, two years after property owner Diamond Beach Holdings demolished a failed Schlitterbahn water park that had occupied the same site since 2016. Developers say Whitecap, which is expected to be fully built out in about six years, could capture growing demand from within Texas and from out-of-state buyers for luxury real estate in the coastal community…
