Construction is underway on The Bridge, a nine-story residential building at 212-214 3rd Street in Mineola, Suffolk County. Designed by William S. Novak Architect, PC and developed in a joint venture between AJM Real Estate, Burman Real Estate, Caiola Real Estate Group, and Park It Management, the structure will yield 101 condominium units. The project will also include a 10,000-square-foot event space. The property is bounded by 3rd Street and Station Road.
The renderings preview the building clad in a mix of earth-toned brick and light gray stone, with recesses in the massing lined with balconies. The two-story podium is shown topped with a landscaped terrace within the building’s L-shaped massing.
The property was formerly occupied by a two-story commercial building.
Homes will consist of 25 one-bedrooms, 60 two-bedrooms, 15 three-bedrooms, and one penthouse suite. Residential amenities will include underground parking, a fitness center, rooftop terrace, golf simulator, a sports court, swimming pool, and a conference room. The adjoining event space will occupy the site of the former commercial building and will cater to large events such as live entertainment, art exhibits, fashion shows, and community programs.
The developers secured $111.3 million in construction financing for the project in early June. The Nassau County Industrial Development Agency provided nearly $2.8 million in sales tax exemptions, property tax exemptions valued at nearly $2.4 million, and a roughly $360,000 mortgage recording tax exemption.
