MURFREESBORO, Tenn. (WGNS News) – Buying a home in Rutherford County remains a significant financial hurdle for many families, even as local home prices have shown signs of leveling off. New housing data compiled by Rutherford County Assessor of Property Rob Mitchell shows the county’s median listing price stood at $482,250 in June 2026, while a recent composite median sales price was considerably lower at $446,470.
Mitchell recently revisited a housing affordability analysis he first conducted in May 2025, examining Rutherford County alongside Dickson, Sumner, Wilson, Davidson and Williamson counties. The updated report examines housing prices, household income, mortgage rates, property taxes, population growth and other factors affecting the ability of Middle Tennessee residents to purchase homes.
In an email accompanying the updated analysis, Mitchell stated, “Last Summer I prepared an article which examined the cost of home ownership in several Middle Tennessee counties.
