Cushman & Wakefield arranges $11.07 million sale of Greenwood Village property

DENVER — Cushman & Wakefield announced Aug. 31 that it arranged the sale of the former Shepler’s Western Wear property, a 4.8-acre site zoned for mixed commercial use at 8500 East Orchard Road in Greenwood Village.

A future owner-occupier purchased the property from Sidford Capital for $11,070,000. Cushman & Wakefield’s Jon Hendrickson and Aaron Johnson represented the seller.

“Anyone who has driven on Interstate 25 knows this property. The original business existed when Orchard Road was on the southern perimeter of metro Denver but now finds itself surrounded by the Denver Tech Center and a thriving suburban community,” said Hendrickson, executive director at Cushman & Wakefield. “Developers would have loved to create density on the site, but we are pleased that the interior of the building will be preserved and valued by the purchaser.”…
