New HUMN Club Bets Big on a Half-Empty Downtown Denver Tower

A new performance and wellness club is moving into one of downtown Denver’s most vacancy-plagued office towers. HUMN has signed a lease at 1675 Broadway in the Denver Energy Center, planning to combine a gym, coworking space and recovery services across roughly 32,000 square feet spread over three floors.

The concept, founded by Omar Romero, is expected to open in summer 2027, according to the company, as reported by WhatNow. HUMN describes itself on its own site as a Denver club where training, clinical health and professional coworking finally live under one roof, according to HUMN. The planned space includes cardio equipment, free weights and strength-training machines, plus room for group fitness classes.

What Members Can Expect Inside

Beyond the workout floor, members will have access to locker rooms and a sauna, per the same WhatNow report. Plans also call for a longevity hub with suites for health practitioners, positioning HUMN as something closer to a wellness campus than a standard gym. The ground floor is expected to feature coworking space and a coffee area, giving members a place to work between workouts.

HUMN has pitched the concept as a performance lifestyle club with a focus on bringing fitness, recovery and community together, the outlet notes. That framing puts it in the same lane as other Denver operators experimenting with combined fitness-and-recovery destinations, including Revel Strength & Wellness, which completed a roughly $750,000 investment to launch a health and wellness collective in Denver’s Central Park neighborhood. Revel officially launched its full collective Oct. 3 after opening its businesses and services in phases beginning in June, with capacity for approximately 600 memberships across about 4,000 square feet including its outdoor yard — a much smaller footprint than what HUMN is planning downtown.

A Tower Trying to Fill Empty Floors

The Denver Energy Center is a two-tower office complex at 1625 and 1675 Broadway that has experienced significant vacancies, the article states. Building owner Asher Luzzatto has been working to reposition the complex through new tenants and redevelopment plans, per BusinessDen’s reporting cited by WhatNow. HUMN’s arrival is expected to bring more activity to the Upper Downtown area, the report adds…
