For years, Florida’s healthcare real estate growth was driven largely by retirees. Developers and health systems expanded to meet the needs of an aging population, building hospitals, medical office buildings and specialty clinics across the state.
That demand remains strong, but Florida’s population growth is becoming more diverse. New research from CBRE shows that Baby Boomers continue relocating to the state while being joined by younger workers and families. The result is broader demand for healthcare services, including cardiology, oncology, primary care, pediatrics, women’s health, orthopedics, physical therapy and behavioral health.
That changing population is also influencing where healthcare providers choose to grow. Instead of focusing only on large hospital campuses, health systems are expanding through outpatient clinics and other facilities located closer to where patients live.
