Prominent Villages-area family sells industrial site for $1.49 million

An industrial warehouse owned by members of the Yoder family has been sold for $1.49 million to a Texas-based real estate investor, marking the property’s third sale in under four years.

HT Land Co. LLC, an entity registered to Matthew and Jennifer Yoder, sold the 2.4-acre property located at 3200 NE 37th Place inside the South Wildwood Industrial Park on July 10, according to a warranty deed filed with the Sumter County Clerk of Courts.

The buyer is Charlotte Midtown Investors LLC, a Florida limited liability company registered to Mark L. Rose, managing director of Dallas-based Mark L. Rose Builders LLC. The property features a 7,320-square-foot industrial warehouse building constructed in 2000.

Sumter County property records show that HT Land Co. originally acquired the property in September 2023 for $1.1 million from Harry Harmer, who had purchased the site just eight months prior in January 2023 for $700,000.

Before that, the parcel was sold as vacant land in 2008 to Stone Central of Central Florida Inc. for $510,000.

Matthew and Jennifer maintain a portfolio of properties across Sumter County under HT Land Co. that includes holdings along U.S. Highway 301, 3151 NE 37th Place in Wildwood, a home on Cordgrass Court in The Villages, and several commercial parcels in Webster.
