At a moment when median prices for condos have taken a hit across Colorado, properties at the tippy top of Cherry Creek’s condo market have been exceptions to the rule.
The Laurel Cherry Creek at Second Avenue and Steele Street has seen six recent sales in excess of $2 million, including a penthouse at $10.125 million last October. Meanwhile, the boutique Waldorf Astoria project — 37 units priced from over $2 million — are reportedly 70% sold as the project comes out of the ground.

“The buyers we’re talking about aren’t going to rent; they’re going to buy,” said broker John Jaster with Slifer, Smith and Frampton, an agent specializing in that upper end. He has a penthouse newly arrived on the market at One Polo Creek, across the creek from the shopping district on Cherry Creek South Drive. It’s priced at $6.95 million.
