The open fields along U.S. 290 in Waller County are about to get a whole lot busier. Wildrye North, a new subdivision planned just northwest of Houston, is slated to bring nearly 1,000 homes to a fast-growing stretch of the corridor as buyers hunt for more affordable options outside the inner suburbs and developers line up national builders for finished lots.
According to a press release from Trez Capital, Wildrye North is a roughly 420-acre, 998-lot project that will roll out in three phases. The plan is to sell finished lots to national homebuilders, and about 300 of those lots are already under contract. Trez Capital said the investment is being held through its U.S. Opportunity Fund in a joint venture with Land Strategies Management.
The announcement describes Wildrye North as a sign of how strong residential lot development remains in the region, noting that the Northwest Houston corridor is benefiting from population growth and relative affordability, according to Trez Capital. Company officials also pointed to non-refundable builder deposits and existing lot contracts as key pieces that helped secure financing for the project.
Where Wildrye North Will Rise
The new community is planned about 45 miles northwest of downtown Houston near Stokes and Castle roads, next to the existing Wildrye master-planned development. The Houston Chronicle reports that neighboring Wildrye already has model homes open and a lineup of national builders in place, and Wildrye North is expected to plug directly into that same builder ecosystem.
Part of a Much Bigger Building Wave
Wildrye North is just one piece of a much larger building push that developers say could reshape Waller County over the next couple of decades.
